Quiet Housing Market in North College Park

No news may not be good news.

Nationally the price of houses is about where it was in 2003.

In North College Park, we had roughly the same number of sales in the first six months of 2011 (27) as we had in the first six months of 2010 (32), when there was a substantial income tax incentive.  The median price per square foot ($176) might be down a bit; that means that if you have a 1,000 square-foot house, built like most North College Park houses in the 1950s, and if you took roughly average care of it, you could probably sell it for about $176,000 -- but give or take perhaps $35,000.

The chart attached shows how the price per square foot varies with the year the house was built. More recent, of course, is worth a little bit more than less recent, but it varies a lot.  Upkeep matters, along with other things.
