Traffic Influx is Resounding Concern Surrounding Cafritz Development

A proposal to build a Whole Foods Market and residential units in Riverdale Park has residents and city council wondering the impact it will have on U.S. Route 1 traffic.

Residents and city council are concerned that a new development in Riverdale Park could impact traffic in College Park.

They expressed these concerns after the described its current plan to turn a 38.5-acre plot of land into a retail and residential development that would include a Whole Foods Market, intended to open by late 2014.

The Cafritz lawyer, architect and traffic expert presented for about an hour and a half at a public hearing in College Park Tuesday night, and then responded to questions from the Mayor and Council and residents for the next 45 minutes.

Several residents and councilmembers expressed support for a vehicle crossing over CSX Transportation, Inc. railway, connecting the property with the area south of the ERCO Subdivision. Although laywer Chip Reed said Cafritz has reached out to CSX about the idea, the project plan accomplishes transportation adequacy even without the crossing.

Not everyone is convinced.
